A community in Angel Fire, New Mexico, is in the approval process for a proposed new cell tower. The 120-foot tall cell tower would be constructed upon resort/ country club land. Most residents are very supportive of such proposition, so as to improve the lack of coverage. According to Sangre de Cristo Chronicle, “Many people who supported the proposal complained about dropped and missed calls while using their cell phones in the village. An Angel Fire real-estate agent told the commission the tower would have no negative effect on the value of nearby properties, and some people said it would make Angel Fire safer in emergencies.”
If the cell tower wins zoning approval, many residents would enjoy improved wireless service, as Verizon, T-Mobile, Sprint, and a few other major carriers will all have antennas on the tower. The number of carriers on the tower would have a great impact on the revenue to be generated for the tower company. Therefore, it is important for the landlord to receive proper representation prior to signing a lease agreement. Vertical Consultants can work to negotiate terms that establish rights that are beneficial to the landowner, including revenue share. A property owner’s first step will need to be to establish “True Value” of its site and go from there.
