Tehachapi Airport, located in California, has reached an agreement with AT&T to construct a 38-foot tower on a portion of the airport’s property, which currently houses a cell tower used by multiple carriers. This new tower is expected to greatly improve wireless coverage to residents throughout the city. According to Tehachapinews.com, “The City of Tehachapi is finalizing negotiations with AT&T to lease 566 square feet of property at the Tehachapi Airport for the construction of a new tower. As part of the agreement, AT&T will lease the property for $2,000 per month and that money will be placed in the city’s Airport Enterprise Fund.”
The real question is whether the Airport has received an optimal lease for the use of their land to house AT&T’s telecom equipment. Vertical Consultants can work to negotiate terms that establish rights that are beneficial to the landowner while limiting the obligations that same party may have under that same agreement, or more to the point get the most and give up the least. A property owner’s first step will need to be to establish “True Value” of its site and go from there.
